Our offer
The monthly rent includes the costs of electricity, gas, central heating, wi-fi, weekly cleaning of the common parts of the flat, laundry, stipulation and registration of the contract with the Internal Revenue Service, concierge, video surveillance, caretaker service, and routine maintenance.
The contract, legally registered at the Revenue Agency, is structured for a minimum stay of 11 months (from September 1 to July 31), with the possibility of renewal without additional cost - the renewal request must be notified by 30 April of the year of the tenant's stay.
In reference to the month of August:
• in the case of contract renewal for the following year, we offer free accommodation in the month of August which expires on the contract renewal date;
• in the event that you need a room for the month of August, without the intention to renew the contract, it will be sufficient to communicate it via e-mail one month in advance to the Staff of the Residence and pay an extra monthly payment.
How to book
To finalize the booking, after the approval of both parties (landlord and tenant), is expected a payment by bank transfer of the deposit amounting to € 1.500,00 (one thousand five hundred euros / 00).
The monthly payment is divided into 4 installments to be paid by bank transfer, as indicated by a contract one month in advance, ie:
• the 1st instalment, including the fees for September - October - November, is to be paid by August 10th
• the 2nd instalment, including the December - January - February fees, is due by November 10th
• the 3rd instalment, including the fees for March - April - May, must be paid by February 10th
• the 4th instalment, including the fees for June - July, must be paid by May 10th
Regulation
The Residence provides a regulation aimed to a civil and pleasant coexistence for all those who choose to settle in the residence.
The highlights:
• smoking is forbidden inside the apartments
• no pets are allowed inside the Residence
Regarding the possibility of accommodating people inside the Residence, there are no time limitations during day and evening hours.Regarding the overnight stay inside the Residence, a communication via e-mail is requested one week in advance, in which the name, surname, degree of relationship (if there is one), date and nights of overnight stay are indicated, and is attached a copy of the guest's ID card; No. 3 is a maximum of overnight stays for guests; if the guests are members of the restricted family circle (parents, brothers / sisters, grandparents), the stay is free; to host third parties contact the management.
In the event that, following reports, the rules contained in the Regulations are violated, the tenant will personally respond with financial penalties that will be deducted from the security deposit at check-out.
